Tenement Roofs: A Straight Guide for Flat Owners

One roof, several owners. Here is how tenement roof repairs actually work, and how to keep them affordable.

The tenement is Scotland's great building type, and its roof is common property: in most title deeds every owner in the close shares responsibility for it, whether you live on the top floor or the ground. The top flat sees the leak first, but the bill belongs to everyone.

Most tenement roof trouble is small when it starts: a slipped slate, a blocked communal gutter, pointing gone on a shared chimney. The pattern that costs owners money is delay, because a fault that would have been a few hundred pounds split several ways becomes rotten sarking and ceiling damage for the top flats.

The practical route is simple. Get the roof surveyed and photographed so every owner can see the condition for themselves. Agree the repair on a clear written price. Where a factor manages the building, they instruct the work; where owners self-manage, a majority per the title deeds or the Tenement Management Scheme usually carries the decision.

Our part is honest reporting: we photograph what we find, separate the must-do from the can-wait, and price so costs can be shared cleanly. A well-kept tenement roof is not expensive when the maintenance is steady, and the slate up there was built to serve every flat below it for another lifetime.
